Commercial Plus specializes in distressed (non-performing or under-performing) bank notes and REOs. We deal directly with banks and buyers to successfully close transactions quickly as most of these transactions have short due diligence and closing periods due to the distressed nature of the situation.

These opportunities arise because banks decide that it is not in their best interest to carry these troubled assets on their books and, as a result, they offer discounts, sometimes very deep discounts, to help exit these assets from their portfolios.

Due to the highly confidential nature of this process, we cannot list any of the assets on our website and we are required to obtain standard confidentiality and non-circumvention agreements from you. Once that is done, we will work quickly with you to identify the appropriate opportunities for your review by understanding your profile and areas of interest.

When you have selected opportunities of interest to you, the next step is to present the banks with an offer letter and usually proof of the funds necessary to buy the assets in question and your background information. Once negotiated terms are in place, the bank will present you with due diligence materials and a contract for your review and approval. Oftentimes, the due diligence material is limited and the review period is short so it is important to be ready with your team of legal and financial advisors once the process begins. At closing, the note and deed of trust will be assigned to your or title will be conveyed to you if it is an REO.
